Linsford Clubhouse Amenities

Project Overview

This new construction project included demolishing of the existing single story fire station, full site development and construction of a new 9,800 SF two story fire house. The building consisted of first floor administration, apparatus bay, equipment rooms & decontamination area. The second floor consisted of living quarters, full kitchen, weight room & exterior porch. The exterior building façade was designed to blend seamlessly with the island styling by utilizing a combination of cement board lap siding set on the lower portion of the building & classic board & batten for the upper portion of the building. Conventionally built overhangs, a metal trellis, sunscreen & ipe hard wood with varying width cement board lattice provide façade enhancements to uniquely characterize the styling of the building. Site development consisted of broadcast shell drives & parking, new landscaping, retaining walls, lift station, septic tank/drain-field and underground storm water retention system.

Challenges

The main challenges of this project consisted of phasing the clubhouse & amenity construction with the development of the single family & multifamily homes. The majority of the infrastructure had to be installed in conjunction with both projects to allow not only use during construction but also access to potential home buyers. We overcame this challenging by working closely with the various developers, utility suppliers & local municipalities to formulate a multi-tiered phasing plan that allowed new residents the use of the clubhouse and amenities while construction continues on remainder of the development.
